Office building in Son Bugadelles industrial estate

Pep Ripoll y Juan Miguel Tizón

Description Technical file

This office building standing in an industrial estate has a likeness to an open treasure chest: a hard, austere container showing and offering its contents.
The new building for the Hidrobal water management company is situated in the industrial estate of Son Bugadelles in Calviá, on a corner plot next to industrial units and warehouses. The new building houses the company’s offices and customer service spaces.
The project aims for the building to recognise the place and establish a dialogue with its setting despite the fact that its intended use has little relation with that normally found in an industrial estate. A void is carved into a compact volume lying against the limits of the plot, hermetic and with finishes similar to those used in the surrounding industrial units, with the intention of liberating a space in the corner of the plot, from where the building is accessed.
The customer service spaces, the meeting room and the management offices are organised in a direct relationship with the access plaza. The aim is for the building’s representative rooms to enjoy certain privileges in terms of layout, type of openings and visual relations between the interior and the exterior. These rooms are expressively associated with the public space, building a filter between interior and exterior which, like a “membrane” or “thick façade”, contrasts with the solid and hermetic image offered by the building’s perimeter.
On the outside, the reinforced concrete lattices on different scales connect the building’s rooms with the plaza. The shell not in direct contact with the public space is given a continuous surface in corrugated sheet metal.
The different interior spaces are designed in a unitary fashion: continuous terrazzo floor, false chipboard ceilings and lacquered wood joinery combined with transparent or translucent glass walls. The aim is for each space’s required representativeness to be acquired through its dimension and its relationship with the exterior.
The client’s social engagement also demanded that Class A energy classification be obtained. This was achieved by controlling the orientation of the different rooms, by using solar protection, installing a continuous shell with high insulating capacity and always using highly efficient systems in the executed installations.
