This is a unique project insofar as it involves a rehabilitation and transformation action on usage in a building of contemporary characteristics and listed for protection in the façade that gives on to Barcelona’s Paseo de Gracia owing to its emblematic architectural value.

The “Banca Catalana” building (1968), the work of the architects Josep Mª Fargas and Enric Tous and situated in Barcelona’s Paseo de Gracia, was one of the most representative works of 1960s technology applied to architecture and one that rigorously used a modular architectural composition system. The facades of the building, both the main and back one, constitute one of its most significant aspects as they are modulated facades that combine glazed and opaque parts built from pieces of polyester reinforced with glass fibre and shaped like a paraboloid.

One of the unique features of the building is the main façade giving on to Paseo de Gracia, listed for its architectural value and consequently barred from introducing modifications. In order to overcome this limitation, the project’s authors have created a second transparent and accessible façade separated 83.3 centimetres from the original façade. It improves the building’s energy and acoustic performance, providing natural ventilation for the rooms.

The mezzanine floor has a structure based on Warren-type lattice beams that occupy the full height of the storey and support the pillars of the upper floors. The new project places part of the hotel’s communal areas on this floor, opening up to the public one of the building’s most interesting structural and formal aspects.

The project creates a building of technological characteristics with high energy efficiency. It has thus installed a highly innovative HVAC system that substantially reduces the building’s energy consumption. The system has a “cooling plant” that reuses all the heat given off by the air conditioning process of the hotel’s communal areas in order to preheat the domestic water consumed by customers. The result is a more efficient system than that of solar panels that also saves 80% in the hotel’s gas consumption.
